The tourists however are now eager to find new, exotic places to explore which includes Sofia. As the autumn is coming and a new, strong season for the rental market is on the doorstep, the shortage of studio and one-bedroom apartments for rent is becoming sensible. As a result of the construction boom in the capital, most of the apartment units that are now offered for letting come from such new blocks and gated complexes. This is so because most of these properties were bought as an investment and now their owners are willing to make a profit. However, most of the apartments that are on the rental market are large and require more money for maintenance and bills. The small and medium-sized apartments for rent on the other hand are easier to keep and much cheaper to maintain and as the demand is so strong, the rent per month is going up with 10 to 15 % every six months.

This segment of the market is activated with the coming of autumn, a period when the mandates of the foreign trade agencies are being renewed, new diplomats and business executives are coming into Sofia. The rent per month for the luxury houses ranges from 2000 to 3000 Euros, while that of the apartments goes from 1200 to 1800 Euros.
