The abnormal increase in the prices of the apartments in the Bulgarian capital Sofia, along with the increased interest rates of the mortgages led to a serious demand for appealing luxuriously done apartments for rent, usually with furniture included. The market becomes unusually busy at the end of July and the beginning of October as during these two periods starts the new diplomat year and the new academic year. The market analysis reveals that the requirements of the tenants are increasing and are strict. Usually these requirements include renovated, nicely completed apartment units with electric appliances, in regions with well-developed infrastructure. Some of the young families prefer unfurnished apartments as they already have furniture packages. The regions that are most popular among the people who are looking for apartments to rent are the area along Boulevards ‘Bulgaria’ and ‘Todor Alexandrov’, the zones around the big business centers, as well as the established regions like Lozenets, Izgrev, iztok and Dianabad.

One of the main characteristics of the rental market in Sofia at the moment is connected with the fact that the monthly sum for rent is still far more acceptable than the monthly sum for covering a mortgage. As the current tendency is the apartment rent in Sofia to increase in the next months, the wisest thing is to sign contracts for long-term renting with fixed annual indexation of the rental sum. The highest demand is for middle-sized apartments with area ranging from 80 to 120 sq.m of living area that come with fitted kitchens or fully furniture package. The target group of tenants comprises of managers and business executives working in large well-established companies, investors and young families. There is also an increase in the demand of luxurious apartments and houses with more than three bedrooms, garden and good location. The real estate agents predict that the rentals in Sofia will continue to go up slowly and the increase will reach 15 %.

The apartment rentals in Sofia have went up with almost 20 % for the first six months of the year and another increase of 10 – 20 % is expected to follow by the end of 2008. If compared with the situation for the same period last year, the rental market in residential areas like Students Town, Lozenets and Vitosha districts have gone up with almost 40 %. The increase is seen mainly in the small and middle–sized apartments in the centre of the capital, and residential areas like Dianabad and Mladost, Lozenets, Iztok and Students Town, which are offered for rent for the sums depending on the standard of living, the location and the infrastructure.
